Industrial buildings that have been extended or adapted can contain several roof systems and drainage zones. Surveying junctions, changes in level and previous coatings helps define whether defects are isolated or part of wider deterioration.

A liquid-applied membrane is not a substitute for a sound roof. We assess the existing covering, deck condition where accessible, adhesion, movement, previous coatings and signs of trapped moisture or contamination. Suitability is system-specific: a coating cannot simply be assumed to resolve wet insulation, an unsound deck or failing drainage.

Preparation may include cleaning, removing unsound material, repairing defects and applying a compatible primer where specified. Adhesion checks, reinforcement, coverage and application conditions follow the chosen manufacturer's specification. Existing felt, single-ply, metal or other substrates each need their own compatibility assessment rather than a universal coating recommendation.

Upstands, rooflights, penetrations, laps, outlets and transitions need defined details. The written scope should identify how water reaches the outlets, how interfaces are reinforced and terminated, and which areas or underlying defects are excluded. Any 20-year guarantee applies only to qualifying systems and is subject to written terms.

A small failed detail on an otherwise serviceable roof may justify a local repair. Wider liquid refurbishment is considered where the existing build-up is suitable and deterioration can be addressed by a defined preparation and waterproofing scope. If the deck, insulation or covering is unsuitable, we explain why coating alone is not an appropriate proposal and what further assessment is needed.
