    A useful starting point

A practical survey for owners planning roof works.

A commercial roof condition survey is a practical inspection of the roof areas that can be assessed safely. It turns observed condition into a documented list of issues, priorities and recommended next steps.

It is for buildings where a leak, deteriorating detail, ageing covering or planned investment needs a more informed response. The free survey is contractor advice for owners and facilities teams considering repair or refurbishment works with Dynamic; it is not an independent acquisition, lease or dilapidation consultancy report, nor a formal structural or asbestos investigation.

    Help us prepare

What to include in your enquiry

Describe what you know in the enquiry form; you do not need a technical roof specification. If you have records or photos, mention them so the team can discuss how to share them.

    • Building postcode and type of use
    • What you have noticed, such as leak locations or visible defects
    • Roof type or approximate area, if known
    • Access arrangements and any site operating constraints
    • Previous inspection notes or repair history, if available
    • Photos taken safely from accessible positions, if available

    When to arrange a survey

    Before uncertainty becomes the brief.

    01

Water ingress has been reported or observed

    02

A repair or refurbishment budget is being considered

    03

Roof details, gutters or sheet edges show visible deterioration

    04

A facilities or estates team needs prioritised advice for the next works package

    Inspection scope

    Observed condition, safely assessed.

The precise scope follows the building, agreed access arrangements and conditions on the day. Rope access and drone-assisted inspection may be considered where suitable; specialist diagnostic testing is outside this offer.

    • The roof covering, visible details and junctions
    • Signs of defects and condition concerns that can be observed safely
    • Water ingress evidence, where relevant to the inspection
    • Roof access arrangements and the practical context of the site

    Access suited to your building

Specialist access and drone-assisted roof surveys

    IRATA rope access inspectors

Where conventional roof access is restricted by fragile roofing or the absence of suitable ManSafe fall-protection or handrail systems, we can utilise IRATA rope access inspectors to assess areas that cannot be safely reached by conventional means.

Suitability is assessed for each site, with access arrangements and safety controls agreed before inspection.

    Commercial drone-assisted inspection

We also utilise commercial drones to assist roof condition surveys, capturing aerial views of roof coverings and difficult-to-reach areas. Drone-assisted inspection can help identify visible defects and inform further investigation without requiring personnel to walk on the roof.

Flights are subject to suitable weather, site conditions and applicable flight permissions; aerial imagery complements rather than replaces close inspection where required.

The appropriate inspection method and scope are agreed for your building before the visit. Specialist access is not suitable for every site; any additional arrangements and associated costs will be discussed in advance.

    Survey findings & proposal

Six things you can expect back.

    01

Site details and access method used.

A clear record of the building visit and the access method used for the inspection.

    02

Photographic schedule of defects, with location references.

Photographs of observed defects, organised with location references so the findings can be discussed on site.

    03

RAG risk-rated defect list, including any urgent items.

A red, amber and green defect list to make the relative priority of observed issues easier to understand.

    04

    Water ingress findings, where relevant.

Observed signs and likely areas of water ingress are noted where they are relevant to the visit.

    05

Recommended remedial works, in priority order.

Practical repair or refurbishment recommendations arranged in the order they should be considered.

    06

Costed proposal and planned maintenance advice.

A costed proposal for the recommended works, alongside planned maintenance advice where appropriate.

RAG means red, amber and green. Each defect is described in words as well as risk-rated, with urgent items identified and remedial recommendations in priority order.

    From enquiry to decision

A clear route through the visit.

    01

    Enquiry

Tell us about the building, the concern and any operational considerations.

    02

    Access

We discuss practical access and whether the roof can be inspected safely.

    03

    Inspection

We inspect observable roof condition within the agreed, safe-access scope.

    04

    Next steps

Review the findings, priorities and costed proposal for remedial works.

    Industrial context

    Working around a live building.

For factories, warehouses and occupied commercial buildings, access and site operations are part of the conversation. A visit is planned around practical constraints, but uninterrupted operations cannot be guaranteed.

    Safe access matters

The roof is not assessed beyond safe reach.

Inspection limits may apply where access is unsuitable or where risks need separate controls. Specialist diagnostic methods, structural engineering and asbestos identification or sampling are outside this free survey scope.

    Questions answered

    Commercial roof survey FAQs

Is the roof condition survey free?

Yes. Dynamic Commercial Roofing offers a Free Roof Condition Survey for commercial and industrial buildings where you need repair or refurbishment advice and a quotation.

What will I receive after the survey?

You will receive the survey findings and proposal: site and access details, a photographic defect schedule with location references, a red/amber/green risk-rated defect list, water ingress findings where relevant, prioritised remedial recommendations, and a costed proposal with planned maintenance advice.

    How is roof access arranged?

Access is considered as part of the enquiry and recorded in the survey findings. Where fragile roofing or missing ManSafe fall-protection or handrail systems restrict conventional access, we can consider IRATA rope access inspectors or commercial drones to assist the survey. Each method is subject to site suitability and agreed safety controls; drone flights also depend on weather and applicable flight permissions. Aerial imagery does not replace close inspection where required. The inspection scope, any additional arrangements and associated costs are discussed in advance.

Will the survey disrupt our operations?

We discuss site access and operational considerations before the visit. We cannot promise that every inspection will be disruption-free, but the aim is to plan the visit around the practical requirements of an occupied commercial or industrial site.

Can every leak or defect be identified?

The survey records observable roof condition and water ingress findings where relevant. It does not promise to conclusively identify every source of water ingress or include specialist diagnostic testing, structural engineering or asbestos investigation.

    What happens next?

After the findings are reviewed, you can consider the prioritised remedial works and costed proposal. Dynamic is a roofing contractor, so the free survey is intended to inform potential repair or refurbishment work rather than provide an independent consultancy report.
